As stated above the Respondent Landlord did not serve a notice of termination but the Tribunal finds that by their actions on 23rd December 2020 in boarding up the property they deprived the Appellant Tenant of access and terminated the tenancy invalidly. This position is supported by the parties’ evidence that the Respondent Landlord refused to give the Appellant Tenant access to the property when he returned from Poland and that the Appellant Tenant's possessions were retained by the Respondent Landlord."
