This map shows eviction orders granted by the RTB between 2015 and August 2024.

A total of 4524 eviction orders were granted by the RTB over this period. Many of these are cases where tenants challenged an eviction notice issued by their landlord - but the RTB decided it was valid and ordered them to vacate.

This is still only a small proportion of the total number of evictions in Ireland.

RTB records show 7819 notices of termination were served by landlords on their tenants in 2023, while the number of eviction orders granted by the RTB in 2023 was 517 (or about 7% of the total). This indicates that about 7% of tenants who received an eviction notice tried unsuccessfully to challenge their eviction through the RTB in 2023.

The data here also doesn’t include cases where tenants have left ‘voluntarily’ due an unaffordable rent increase, instances where a landlord has tried to evict a tenant but the eviction notice was found to be invalid, or other cases where the landlord hasn’t followed the legal process to evict.

Despite these issues, the data is still useful because it is the only publicly available information about where evictions have taken place and about who is responsible.

Using this information, we have compiled a list of the ten landlords responsible for the most evictions. The top ten evictors include corporate landlords, approved housing bodies (AHBs) and receivers. Some of these are profiled in the ‘top evictor’ section of the website.
